Real estate supported by society
Schools, care institutions, libraries, and other public facilities together form the backbone of our society. At the same time, these very buildings are under pressure. Aging, limited budgets, and increasingly strict requirements make it difficult for public parties to realize future-proof real estate.
We believe this can be done differently. At Rosewood, we view real estate not as an end in itself, but as a medium to create social value. By bringing together long-term capital, expertise, and partnership, we contribute to strong and resilient communities. Primary schools represent a logical and essential next step in this regard.
Schools are the place where the future begins
Education is more than a public service. It is the driving force behind our economic growth, social cohesion, and equal opportunities. Schools are places where children develop, where teachers inspire, and where communities come together. Good and ‘fresh’ school buildings are not a luxury, but a prerequisite.
In practice, however, we see that real estate often poses an obstacle. Buildings are outdated, not sustainable, or no longer meet the demands of the present day. At the same time, municipalities and school boards frequently lack the resources and capacity to invest in this. And that is precisely where our role lies.
Everyone takes their own responsibility
We believe in a model where everyone does what they are good at, allowing educational institutions to focus entirely on their core task. At the same time, we take responsibility for the real estate. And in the broadest sense of the word, without looking back.
This means that we ensure buildings are or become future-proof, healthy, and sustainable. While simultaneously ensuring that management, as well as maintenance—just like further optimization—is organized professionally and structurally. In this way, continuity and predictability are created, and schools are given the space to focus entirely on education. As we see it, education is simply too important to be treated as an ‘add-on’ real estate.
From vision to realization
With the acquisition of four primary schools from housing corporation Leystromen, we have taken a first concrete step in the development of our school portfolio. A step that marks an important milestone for us and marks the beginning of an expansion of our social infrastructure portfolio. At the same time, we demonstrate how a public-private partnership can work in practice. With room for better management, for new investments in sustainability, and with a focus on education.
More room for what really matters
For the schools involved, seemingly little changes in daily practice, but fundamentally, a great deal does. Education remains as it is. Teachers teach, students learn, and school management focuses on quality and development. What changes is the precondition within which this takes place.
Schools no longer have concerns about real estate and possess a clear and professional structure for management and maintenance. At the same time, structural attention is being paid to sustainability and the quality of the buildings, supported by a partner who thinks long-term.
Our ambition is clear. Schools must be able to function in an environment that is healthy, sustainable, and well-maintained, without this placing extra pressure on the organization.
Social impact
A good school building is more than just accommodation. It has a direct influence on the well-being and performance of students and teachers. A healthy indoor climate contributes to concentration and comfort, while sustainable solutions ensure lower energy costs and a smaller ecological footprint.
In addition, schools play an important role in the livability of neighborhoods and villages. They serve as meeting places and strengthen social cohesion in the surrounding area.
Investing in schools therefore means investing in the future of our society. It is an investment in civilization, in earning capacity, and in social cohesion.
Building the future together
Our approach is based on collaboration and long-term value creation. We work with municipalities, school boards, housing corporations, and institutional investors to arrive at solutions that are both financially and socially sustainable.
By joining forces with public and private authorities, we enable investments that would otherwise be difficult to realize. Respect for the public nature of education is always central to this, as is a clear division of roles among all involved parties.
